Passerinvest Group received the final construction approval for Rezidence Oliva in Prague’s Brumlovka in December. This unique residential building in the shape of an olive has 72 flats and offers housing in sunny airy interiors with an abundance of privacy and the possibility of connecting to a smart home. Six retail units are also located in the ground floor area of the building and 84 parking spaces are available on three underground floors. Residence Oliva is located by Brumlovka Park in a residential neighbourhood of Prague 4 – Michle between Hodonínská, Michelská and Pod Dálnicí streets. Due to its location, the project offers future residents complete civic amenities, excellent transport accessibility and also an abundance of peace and privacy thanks to the adjacent parks and generous surrounding greenery. The first residents will be able to move into Rezidence Oliva, the architectural design of which is the work of the studio A69 – architekti, in the first quarter of 2023.
A timeless design and a high standard
Rezidence Oliva is shaped like an olive, so it is obvious at first glance that it is an architecturally extraordinary project that fits sensitively into the surrounding environment of local parks and greenery. The large French windows ensure the necessary freshness and airiness of the individual spaces. In the middle of the interior of the block of flats there is an absolutely unusually designed and breathtaking atrium with greenery, a glass roof and panoramic elevators. It is a place that naturally creates a meeting place for the inhabitants of the building and thus becomes its “heart”. There are pleasant balconies and spacious rooftop terraces for undisturbed rest and relaxation. The entire building was created in a high standard and uses centrally-controlled air recovery. The use of high-quality materials and modern technologies ensures maximum comfort for the end users and a smart home connection is another pleasant option. The interest in such exceptional spaces was great from the beginning. All the flats, together with the retail units on the ground floor, sold out within six months from the launch of the sales.
“The façade of opaque but translucent glass panels in a combination with the matte glass railing ensures the users of the building a high degree of privacy when relaxing on their balconies, while also not taking away any of the luminous comfort in the flats. The private outdoor environment of the flats goes hand in hand with the social aspect of the interior space of the building, which offers an airy, well-lit, wood-cladded space complemented by an interior garden with trees enriching the route through the building to the flat. The journey through the common spaces of the house thus becomes an experience, not an everyday necessity,” commented Ing. arch. Boris Redčenkov, architect, A69 – architects, s.r.o., on the exceptional concept of the architecture.
Civic amenities and nature at your fingertips
In the vicinity of the building there is a smaller, but similarly architecturally conceived building under the name Olivka. It includes the private Czech-English preschool GENIUS Kindergarten and the newly-opened café Parkofka. Not only the locals will be able to enjoy the unique model of the Swiss railway, which will be completed during the course of this year. Within walking distance, there is also the multifunctional Brumlovka building, with a wellness and fitness club, the Bethany social centre, a Christian preschool, and the Elijáš primary and secondary schools. There is also a wide range of shops and services, as well as restaurants, bistros and cafes. In addition to civic amenities, there are also two large green parks, an athletic stadium and several playgrounds in Brumlovka. Throughout the entire complex, thorough care is taken of the economic treatment of water, energy efficiency of the buildings and the effort to regulate temperatures with the help of a large proportion of greenery and water features.
“Rezidence Oliva is a truly unique project, not only visually, but also in terms of the facilities and location in which it is located. The ground floor of Oliva itself offers several shops and services. The residents will then have all the other amenities within walking distance in Brumlovka – a school, preschool, offices, a supermarket, restaurants, but also places suitable for sports, relaxation and walks. During the actual construction and design of the individual flats, we respected the current trends and expectations of the users in terms of demands for the size and quality not only of the flats themselves, but also of the common space of the building. We believe that we have managed to build a place where people will live well, have pleasant neighbourly relations and where they will be happy to spend their free time,” added Lenka Preslová, Sales Director of Passerinvest Group, who is the project developer.
